How to get a Dubai Golden Visa through property
Short answer: Buy one or more UAE properties with a total value of at least AED 2,000,000 in your name — ready, mortgaged through an approved local bank, or off-plan from an approved developer — and hold valid health insurance. In Dubai you then apply through the Dubai Land Department Golden Visa service. Rules are set by the authorities and can change, so the current requirements are confirmed for your specific unit before you buy.
Who qualifies
According to ICP and the Ministry of Economy & Tourism, a real-estate investor qualifies when:
- They own one or more properties in the UAE with a total value of at least AED 2,000,000, registered in their name. The property may be financed by a loan from an approved local bank.
- Or they bought one or more off-plan units with a total value of at least AED 2,000,000 from an approved local real estate company.
- They and their family members hold comprehensive, valid health insurance.
How long the visa lasts
ICP and the Dubai Land Department describe the real-estate investor Golden Residency as a 10-year, renewable residence. The u.ae government portal summary table lists 5 years for real-estate investments, so the duration is confirmed for each case at application.
How to apply in Dubai
The Dubai Land Department “Golden Visa application – Investor” service lists these steps: visit a service centre, submit the requirements and pay the fees, do the medical examination, then receive the residence permit by email. The applicant must be inside the UAE.
- Documents: passport, title deed (e-certificate of title), personal photo, Emirates ID and current residence permit if any.
- Mortgaged property: a bank no-objection letter showing the amount paid and the balance.
- Spouse, children and parents can be sponsored.
- DLD lists a total of about AED 9,884.75 for the 10-year investor permit, with separate fees for family and parents (as published on the DLD service page).
